As a result our proposal provides for not less <br />f-han 14.67 acres in open space or approximately 25% of the overall site. This open space is <br />provided for in the following manner: <br />- Outlet A: 8.2 acres <br />- Outlot B: 4.5 acres <br />- Outlot C: .07 acres <br />- Ponds outside of outlets: 1.9 acres <br />As you are also aware, we are proposing extremely large lots along the south border due to <br />additional wetlands, lliese wetlands have been excluded from our calculations. <br />I understand that our request will res\ilt in a rezoning. As a previous applicant has explained, this <br />is on expensive site to develop. With the amenities we have proposed, the cost of developing only <br />increases. It is for this reason that our concept incorporates 52 lots. Nevertheless our plan provides <br />for a gross density of 1.1 acres per lot. For this reason as well as those previously referenced, we <br />believe that our proposal would be a valuable addition to the neighborhood and community. <br />It is roy xinderstanding that this concept will be reviewed by the Planning Commission on July 19 <br />and the City Council on August 9. I will be unable to attend the Council Meeting on August 9th due <br />to a previously planned family vacation.
