Lot 1 shall directly access North Arm Lane via a private driveway as <br />shown on the preliminary plat drawings. <br />All identified primary and alternate sewage system drainfield sites v^thin Lot 1 shall <br />be fenced off prior to any land alterations, and such fencing shall remain in place <br />until such time that Lot 1 is developed. <br />Payment of Park Dedication Fee for Lot 1 in the amount of $4,900. <br />Subdivider shall construct stormwater management improvements generally as <br />shown on the Preliminary Plat Drawing dated April 22,1998, revised June 17,1998 <br />subject to any revisions of said plan as may be required by the City Engineer. <br />Erosion control shall be maintained over all disturbed areas until natural groundcover <br />is restored, adhering to guidelines found in 'Best Management Practices for <br />Protecting Water Quality in Urban Areas'. <br />The stormwater improvements shall be constructed to City requirements, subject to <br />a Developers Agreement executed between the City and the developer. Drainage and <br />stormwater improvement construction can begin as soon as the final plans have been <br />formally approved by the City Engineer and the Developers Agreement has been <br />executed. <br />No building permit will be issued for I.ot 1 until the stormwater management <br />improvements have been completed by the developer and approved by the City. <br />Prior to City release of the plat for filing, applicant shall provide evidence of fee <br />ownership of the property in a form acceptable to the City Attorney, and applicant <br />shall meet any other title requirements as may be required by the City Attorney. <br />Applicant shall provide all documents noted in this resolution in a format <br />acceptable to the City Attorney prior to release of the plat for filing, anJ ..hall <br />complete all conditions to the satisfaction of City staff, prior to release of the plat for <br />filing. <br />Page 3 of 4
