This area is on Orono's <br />northern border west of Willow Drive. <br />There are approximately 15 acres of undeveloped property remaining in the Medina Momingside <br />area tliat cannot be developed without sanitary sewer service. As part of its Comprehensive Plan <br />update, the City of Medina is reviewing options for the development of this property. One option <br />being considered is the subdivision of the property into 15 lots of approximately 3/4 acre to one acre <br />each, to be served by sewer. The City of Medina is asking for Orono's input regarding this option. <br />A letter and map from the City of Medina is attached. <br />The property is located between an area of small lots (less than 1/2 acre) served by sewer to the <br />north, and an area of 2+ acre lots on septic to the south in Orono, The proposed zoning is for <br />sewered lots with a minimum area of 30,000 square feet, or 3/4 acre. <br />It makes sense that the density of development on this property is somewhere between the existing <br />densities to the north and south to enable a transition zone between the urban density to the north and <br />rural density to the south. Although the 3/4 acre lots fall between the densities to the north and <br />south, they are much closer to the urban density than to the rural density. If the lots are to be 3/4 <br />acre, Orono may want to request a buffer strip along tlie south boundary of the property to somewhat <br />mitigate the higher density.
