INC.0002 <br />2. <br />3. <br />Tree removal; <br />1. <br />2. <br />V/tdened and combined drive which will increase the visual <br />prominence of the drive, and improve visibility to and from the <br />drive. However, the sight distance to the north needs to be <br />reviewed. <br />The building site for Lot 1 is located on a wooded island <br />surrounded almost entirely by wetland. The proposed driveway <br />for this location is approximately 480 foot long. It is west <br />facing, has a maximum grade of 10 percent, and requires <br />approximately 100 feet retaining wall {approximately 5 high) <br />along each side where it crosses between the wetland edges. <br />Depending on the height of this wall, it may require a railing <br />along the top for safety and to meet code. <br />The proposed grading for the drive would result in a diversion of <br />surface runoff onto the adjacent northern property. Appropriate <br />drainage rights must be secured from the owner of that <br />property. <br />This driveway in combination with the building site and septic <br />field will requiie the removal of approximately .95 acres of <br />woods. The developer should provide more detailed information <br />about the size and type of trees that will bo removed or affected <br />by the development of this lot and drive. Several large <br />maple/basswood t^’ces located along Brown Road S just south of <br />the proposed access point would be removed or affected by the <br />proposed access design. If possible large/significant trees <br />should be preserved and incorporated into the grading design of <br />the Lot 1 and the access point. <br />The Subdivision Regulations indicate that trees shown as <br />retained must be protected and preserved. The root zones of <br />trees and woods to remain are to be fenced and maintained as <br />off limits to construction activities. Any damage to trees to bo <br />preserved is to be treated by trained arborist. <br />Wetlands Encroachment: <br />The nature and source of the wetland boundary shown on the plans was <br />not identified. A field wetland delineation and survey should be provided <br />where the drive crosses or where septic fields are proposed at the <br />minimum 75 foot setback from the wetlands The grading plan shows a <br />-2-
