Case, ASIA <br />Landscape Architect/Planner <br />r /I <br />RE:Review of Preliminary Plat Submission Drawings <br />Class III Subdivision Preliminary Plat <br />Bohland Development <br />1025 Brown Road S. <br />Application # 2467 <br />In response to your request, we have visited the site, reviewed the Preliminary Plat <br />Submission Drawings for the proposed Carriage Hill Development and have the <br />following comments. <br />LOT 1 ISSUES <br />The proposed development of Lot 1 raises several issues that need to be addressed. <br />Access: <br />The developer proposes providing access to Lot 1 from Brown Road S by <br />widening an existing driveway that serves an existing home to the north. <br />1.Existing access at this location is provided by a very obscure, <br />narrow cut through a 8 to 12 feet high embankment. The existing <br />narrow cut and a high concrete retaining wall immediately along <br />the north side of the existing drive limits visibility into and out of <br />the drive. The proposed plans for accessing Lot 1 call for a <br />O.’ ;OBS\160nCARHL399\399CARHL.MEM
