LR-lC-1 Zoning Amendment <br />March 18,1999 <br />Page 5 <br />STAFF RECOMMENDATION <br />Retention of the ability in LR-lC-1 to create attached dwelling units would enable clustering and <br />the preservation of trees and green space that is not possible in the LR-IC zone. Revising the LR- <br />lC-1 language as proposed in Exhibit A would have the effect of establishing reasonable limitations <br />on any LR-lC-1 attached-unit PRD that is proposed. <br />If Council wants to eliminate the LR-lC-1 50% credit without providing for attached-unit PRD's, <br />this would functionally remove any distinguishing characteristics between the LR-IC and LR-lC-1 <br />Districts. In this case, it would be most appropriate to eliminate the LR-lC-1 designation from the <br />zoning code, and rezone all LR-lC-1 properties to LR-IC. <br />COUNCIL ACTION REQUESTED <br />Take one of the following actions: <br />1. <br />2. <br />OK <br />3. <br />Adopt the attached ordinance which eliminates the 50% density credit but retains standards <br />for attached-unit PRDs in LR-lC-1, and also: <br />- beefs up the 'Council discretion' language <br />- adds Shoreland reference <br />- revises hardcover standard for consistency <br />Direct that the LR-lC-1 district be eliminated entirely, and that all LR-lC-1 properties be <br />rezoned to LR-IC.
