Zoning File #1687 <br />October 15, 1991 <br />Page 2 <br />2. 75-250' setback area = 8,380 s.f. <br />Allowed = 2,095 s.f. or 25% <br />Existing per applicant's hardcover facts = 4,093.7 s.f. <br />or 48.9% <br />Per site inspection = 4,165.7 s.f. or 49.7%* (72 s.f. <br />for footpath) <br />Proposed per applicant = 5,216.7 s.f. or 62.25%. <br />Please note 72 s.f. of footpath area is to be <br />removed because of swale to be installed within <br />west side yard. Review Exhibits I, 1 and 2. <br />Per staff recommendation = 5,336.7 s.f. or 63.7%. <br />Applicant proposes no removals except for those <br />improvements to be removed because of new construction. <br />D, After-the-Fact Variance <br />Section 10.22, Subd. 2 - Applicants installed a 6' x 32' <br />section of deck (refer to Exhibit J) resulting in 192 <br />s.f. of additional hardcover within the 75-250' setback <br />area or 2.29%. Applicant claims because of severely <br />sloping topography this was an attempt to connect the <br />front and side access deck to the rear deck and <br />entrance to house. <br />Description of Request <br />Mr. Bilger proposes the installation of a detached garage <br />and storage addition in the street yard of the lakeshore lot. <br />Doors have been provided to the side with a turnaround or backout <br />apron provided on the property. A garage structure is allowed <br />10' from the street lot line. The storage addition presents a <br />zoning issue as only garage structures are allowed 10'. ^ Members <br />may determine that that a mixed use structure would require a 35' <br />setback. As structure exceeds 750 s.f., the accessory structure <br />must be located 15' from side and rear lot lines. Structure is <br />proposed at 10' from the west side lot line. <br />Glenn Cook was asked to comment on the feasibility of the <br />limited area for backing out from garage. Cook confirms that the <br />backout apron will not work and recommends that the garage be <br />moved 5' further north. Refer to Exhibit K. Structure would now <br />be located 8' from the west side lot line. <br />Note the improvement project results in 12.55% increase in <br />hardcover. Applicant proposes the removal of portions of boulder <br />wall (60 s.f.) and garage slab (28 s.f.) resulting from proposed <br />construction. 72 s.f. of footpath will be removed as a result of <br />the swale to be installed along the west side lot line. Cook <br />confirms swale can still be maintained within 8' side yard.
