This negative Impact dissipates as the distance from the site Increases, <br />so that most appraisers believed that by three blocks away from an adult <br />bookstore, its impact on property values would be minimal. <br />Indianapolis also studied the relationship between crime rates and sexually <br />oriented bookstores, cabarets, theaters, arcades and massage parlors. A 1984 study <br />entitled "Adult Entertainment Businesses in Indianapolis' found that areas with sexually <br />oriented businesses had higher crime rates than similar areas with no sexually oriented <br />businesses. <br />1. Major crimes, such as criminal homicide, rape, robbery, assault <br />burglary, and larceny, occurred at a rate that was 23 percent higher in those <br />areas which had sexually oriented businesses. <br />2. The sex-related crime Including rape. Indecent exposure, and child <br />molestation, was found to be 77 percent higher in those areas with sexually ' <br />oriented businesses. <br />Phoenix <br />The Planning Department of Phoenix. Arizona published a study in 1979 entitled <br />"Relation of Criminal Activity and Adult Businesses.* This study showed that arrests for <br />sexual crimes and the location of sexually oriented busfoesses were dfredly related. <br />The study compared three areas with sexually oriented businesses with three control <br />areas whicl'^ had similar demographic and land use characteristics, but no sexually <br />oriented establishments. The study found that. <br />1. Property crimes were 43 percent higher in those areas which contained <br />a sexually oriented business. <br />2.
