ropcrty <br />iances. <br />on the <br />1. <br />2. <br />STAFF RECOMMENDATION <br />Staff recommends approval of the variances to permit encroachment into the top of bluff <br />setback to permit a new residence to be constructed on the site over the previous building site <br />based on the following hardships: <br />The proposed location of the residence would take advantage of the previous building pad <br />and not require the removal of trees necessary for protection of the property between the <br />proposed house and Shoreline Drive.
