Site Analysis <br />The property contains about 9 acres of which 4.55 acres is dry contiguous buildable land. Another <br />0.56 acre remnant piece is located adjacent to the dry buildable portion of the lot and essentially is <br />contiguous since a culvert has been placed over this portion of the property for the driveway located <br />to the south. Lots in the RR-IB district require two acres for the site to be considered buildable. A <br />guest house CUP requires an additional two acres to maintain the zoning requirements for density <br />in the locality. The property contains 4.55 acres dry buildable area. <br />Guest houses must meet minimum principal building setbacks and be located behind the principal <br />residence. The RR-IB zoning district requires the following: <br />RR-IB <br />(1 acre) <br />Lot Area Lot Width Front Yard Side Yard Rear Yard <br />Required 2 acres <br />4 acres for a <br />guest house <br />200'50'30'50' <br />The bam meets all required setbacks. <br />Septic <br />Steve Weckman has approved a septic design for the property which includes the guest house. A <br />bedroom addition has been placed on the principal residence with the condition the final inspection <br />for the addition be held until the septic system has been replaced and approved by the City. The <br />same condition shall be placed on the Conditional Use Permit request. A final inspection for the <br />plumbing in the guest house shall not be approved until the septic system has been installed aiid is <br />approved by the On-Site System Manager. <br />Home Occupation <br />A home occupation is any gainful occupation meeting all of the following requirements when <br />engaged in only by persons residing in their dwelling, when there is no employed assistant when that <br />occupation is conducted within the principal stmcture only, when evidence of the occupation is not <br />visible from the street. No signs other than those permitted in "R" Districts are present, no excessive <br />stock in trade is stored on the premises, over the counter retail sales are not involved, and entrance <br />to the home occupation is gained from within the structure. A professional person may use his/her <br />residence for consultation, emergency treatment or performance of religious rites but not for the <br />general practice of his/her profession when such general practice will involve the need for more than <br />three off-street parking spaces for the occupant and visitors.
