3 Subdivider shall grant Conservation and Flowage easements across the weUands located <br />within the development. Language in the easement documents shall restrict land alteration <br />and removal of vegetation. <br />Park Dedication Fee <br />8% of the land value, to be determined by the City Assessor, will be required for Park Dedication <br />Fee. <br />Drainage <br />The City Engineer has stated in the attached Engineer's Report the draft version of the Citys <br />Comprehensive Storm Water Management Plan (SWMP) shows Aat the site lies within two major <br />drainage districts. The northerly and southerly portions of the site flow to the west and lie within <br />the Painters Creek drainage district. Engineer’s recommendation is final plans should include water <br />quality provisions for storm water leaving the northerly and southerly portions of the site. A <br />drainage area map, storm sewer and ponding calculations should be provided with the final plans. <br />STAFF RECOMMENDATION <br />All the lots meet the zoning district requirements for developments in the RR-1A zoning district. <br />Staff is recommending approval of the application based on the following conditions: <br />Staff approves the septic reports submitted by the subdivider. Each lot must demonstrate a <br />primary and alternate site to be considered a buildable lot. <br />The City Engineer reviews and approves the drainage plan and stormwater treatment pond <br />within the development. <br />The subdivider provide a vegetation preservation and protection plan and a Wetland <br />Delineation Report. <br />1. <br />2. <br />3. <br />4.
