Subject Property Lot Area and Yards <br />Lot Area Lot Width Side Adj. to <br />Street <br />Rear Yard Side <br />Yard <br />Front Yard <br />2.8 acres 351'90'230'125’33' proposed <br />The location is proposed because the applicant has stated that this location on the property is most <br />desirable given the location of the house, existing landscaping and trees, and the topography of the <br />rear yard. <br />STATEMENT OF HARDSHIP <br />The applicant has provided a statement of hardship on the front page of the application. <br />Issues for discussion <br />1. Plumbing is only allowed in accessory structures meeting all yard requirements. Should the <br />City allow variances to permit this activity when it is prohibited by the Zoning Code? <br />2. <br />3. <br />4. <br />5. <br />6. <br />The applicants own two lots that have not been legally combined. All improvements on the <br />lot must meet the existing yard setbacks for the west lot. Because of the Zoning District <br />requirement of 5 acres it is recommended the property owner combine both lots. <br />Should the City issue variances for setbacks from the street when it appears there may be <br />other locations on the property that could support a swimming pool. <br />The property does contain an accessory structure with plumbing provided. The pool house <br />would be a second accessory building with indoor plumbing. <br />The lot is 2.8 acres in a 5 acre Zoning District.
