Add provision to limit density to 2 dwelling units per acre <br />SEC. 10.26. LR-lC-1 SUBDISTRICTS. ONE FAMILY LAKESHORE <br />RESIDENTIAL. <br />Subd. 1. Lakeshore Set Back, Hard Cover and Tree Removal Regulations. (See <br />Section 10.22). <br />Subd. 2. Permitted Uses, Conditional Uses, and Accessory Uses. <br />A. Any use as regulated in the "LR-IC" District. <br />I • <br />Subd. 3. Additional Permitted Conditional Use. Within any "LR-lC-1" One Family <br />Lakeshore Residential Subdistrict a credit allowing a S09 <i inereaae in dwelHng unit density ove r the <br />"T B.IC" mny he obta ined attached dwellings mav be permitted if the City Council finds that <br />provid ing all conditions below are complied with: <br />A. All provisions of Section 10.32 Planned Residential Development are* <br />in the discretion of the Council, determined to be met co mplied-with: <br />B. Public sanitary sewer is available; <br />C. All dwelling units must be attached but not more than four dwelling <br />units to any one structure with a ma.ximum height - of thirty 30 feet; <br />D. Parcels of land lying beyond 1 00 feet from any shoreline shall not have <br />more than 35% of the land area to be developed made impervious by buildings, blacktop, or other <br />forms of hard cover; <br />E. Building size and location meet Council approval; <br />F. Vehicle ingress and egress meet Council approval; <br />G. A minimum of two parking spaces are provided for each dwelling unit, <br />one of the parking spaces shall be enclosed and attached to the principal structure it serves; <br />H. Density provisions under Section 10.60 are not exceeded , and the <br />dwelling unit density does not exceed 2 dwelling units per acre. <br />Subd. 4. Area, Height, Lot Width and Yard Requirements. (See Section 10.25, <br />Subdivision 6).
