system should not change the status of any existing lots into through lots. <br />The road in Crystal Creek is a private road and Wear Lane is a public road. The plan should address <br />connecting these two roads as well as providing possible future access to adjacent undeveloped <br />areas. <br />Septic Sites <br />The applicant needs to provide a septic report indicating that there are primary and alternate sites for <br />each proposed lot. The number of lots may be reduced if suitable acceptable sites are not located. <br />Stormwnter Management <br />The proposed plan needs to address management of stormwater. A ponding area may be required <br />by the Minnehaha Creek Watershed District (MCWD). This may potentially reduce the amount of <br />land available for development. The applicant shall provide a plan for review by the City Engineer <br />and the MCWD. <br />Drainage and Utility Easements <br />A survey should be prepared that shows dedication of land along the internal and external lots lines <br />for drainage and utilities.
