ANALYSIS <br />Lot Area and Yards <br />RR-IB District Standards <br />Lot Area <br />Minimum of 2 <br />acres dry <br />buildable <br />Lot Width <br />200’ <br />Front Yard <br />50’ <br />Side Yard <br />30’ <br />Rear Yard <br />50* <br />Subject Property Lot Area and Yards <br />The applicant did not provide a survey that identifies the exact size and lot requirements for each lot. <br />The width of the parcel along Watertown Road appears to be approximately 450 feet. The two lots <br />abutting Watertown could meet the minimum lot width requirements. Staff is concerned about the <br />size and shape of the three lots served by the cul-de-sac. The lots may or may not meet the lot width <br />requirements at the required 50' fi-ont yard setback. <br />Roadways and Access <br />The proposed cul-de-sac is an extension of the cul-de-sac that serves the Crystal Creek subdivision. <br />The proposed cul-de-sac may exceed the allowed length of 1,500 feet for a block. The radius of the <br />cul-de-sac is required to be 50’. The sketch plan did not indicatethe length or radius of the cul-de- <br />sac. The extension is shown from the temporary cul-de-sac in Crystal Creek. Note that lot 7 in <br />Crystal Creek does not have firontage on a platted road or outlot. <br />Roads that serve more than 7 units are required to be 28' paved minimum width. The width of the <br />road in the Crystal Creek subdivision needs to be reviewed because this proposal adds more units.. <br />Also, a copy of the maintenance agreement/homeowner’s association for the private road as extended <br />into the proposed subdivision should be provided. <br />No new curb cuts shall be provided fiom Watertown Road. A detailed road plan should be prepared <br />for review by the City Engineer, Police and Fire Chiefs. <br />The road system should be platted in such a manner that does not create a negative impact on <br />existing lots.
