r <br />§10.52 <br />approach, outlined in Section 10 of the Orono Zoning Ordinance. However, applications will be <br />accepted for rezoning requests for any of the following existing zoning districts within the City, <br />consistent with a finding of consistency with the Highway 12 Corridor Study and subject to <br />compliance with all of the additional requirements established in this section: <br />B-6 Highway Commercial District <br />PRD Planned Residential Development <br />R-IA One Family Residential District <br />R-1 B One Family Residential District <br />M-6 Multiple Family Planned Residential District <br />Any proposal which requires a modification to zoning or subdivision requirements must be done as <br />a Planned Unit Development. <br />Subd. 6. Building Design and Construction. In addition to other restrictions of this <br />Chapter, the use, construction, alteration or enlargements to any building or structure within the <br />district shall meet the following standards: <br />A.All extetior wall finishes on any building shall be: <br />(a)Face brick, or <br />(b)Natural stone, or <br />(c)Specially designed precast concrete units if the surfaces have been <br />integrally treated with an applied decorative materials or texture, or <br />(d)Factory fabricated and finished metal framed panel construction, <br />if the panel materials be of any of those noted in items a, b and c above, or glass. <br />(e)Other materials as may be approved by the Council. Combinations <br />of such materials shall be permitted. <br />B.All subsequent additions and outbuildings constructed after the erection <br />of an original building or buildings shall be constructed of materials comparable to those used in the <br />original construction and shall be designed in a manner conforming with the original architectural <br />design and general appearance. <br />C.No building or structure of a temporaiy character, trailer, basement, tent <br />or shack shall be constructed, placed or maintained upon the property except as accessory to and <br />during the construction of permanent buildings. <br />Subd. 7. Requirement of Development Agreement. All development permits <br />authorized within the Highway 12 Corridor Study Area shall be subject to the execution of a <br />ORONO CC 359-1 Ordinance 67,2nd Series <br />Adopted: 5-8-89
