I. <br />J. <br />adjacent to non-residential properties. Parking structure setbacks from <br />internal public or private streets shall be determined by the city based on <br />characteristics of the specific RPUD. Where industrial uses abut developed <br />or platted single family lots outside the RPUD, greater exterior building and <br />parking setbacks may be required in order to provide effective screening. The <br />city council shall make a determination regarding the adequacy of screening <br />proposed by the applicant. Screening may include the use of natural <br />topography or earth berming, existing and proposed plantings and other <br />features such as roadways and wetlands which provide separation of uses. <br />Areas within a RPUD which are designated in the approved master <br />development plan or final site plan for residential use shall be considered a <br />residential district for purposes of determining building and parking setback <br />requirements on adjacent high density residential, commercial and industrial <br />property outside the RPUD, <br />H. More than one building may be placed on one platted or recorded lot in a <br />RPUD. <br />Any RPUD which involves a single housing type shall be permitted provided <br />that it is otherwise consistent with the objectives of this ordinance and the <br />comprehensive plan. <br />Each RPUD shall provide a minimum of 8 percent of the gross project area <br />in private recreational uses for project residents. Such area shall be for active <br />or passive recreational uses suited to the needs of the residents of the project, <br />including swimming pools, trails, nature areas, picnic areas, tot lots and <br />saunas.
