The property has been used as an Arts <br />Center since 1978. Prior to being an Arts Center the building had been used as an elementary school <br />since its construction in 1950. <br />The Minnetonka Center for the Arts has stated they need a new building for several reasons. The <br />enrollment and attendance have steadily increased over the past several years. The existing building <br />has 22,000 usable square feet. The new building would have about 30,000 square feet of usable area. <br />They have also stated the existing building has structural problems with the foundation and the roof, <br />and the mechanical systems are out of date. Their letter also refers to such hazards as asbestos and <br />lead paint being present in the existing building. <br />The new facility is proposed to be constructed north of the existing building beginning next year. <br />The following year, upon completion of the new Arts Center, the old building would be removed. <br />During construction, the existing building would remain in use until the new building is complete. <br />A site plan illustrating the building locations has been attached as Exhibit E. <br />#2616 Minneumka Center for the Arts <br />2240 North Shore Drive <br />Conditional Um Permit - Public Hearing <br />P^cl
