Smith inquired whether the house could be <br />downsized somewhat in an effort to meet the 15 percent structural coverage limit. Smith <br />stated she prefers to see new construction at 15 percent or lower. <br />Stoddard stated he is In agreement with the 15 percent structural coverage limit. <br />Stoddard inquired v/hat the total square footage of the house is. <br />Becca Hein.. Architect, noted the second floor of the house has not been designed at this <br />time, but will be approximately the same as the First floor. <br />Mrs. Cavender commented the second floor will not extend over the entire First floor. <br />Stoddard noted the footprint of the proposed residence is 2,300 square feet. <br />Smith inquired how close to the lake the residence is proposed to be located. <br />Mr. Cavender stated they would like to construct the house approximately 30 feet from <br />the lake. <br />Smith questioned whether the location of the residence could be moved further back from <br />the lake. <br />Kluth commented he personally does not have a problem with the setback, but noted he <br />does have a concern regarding the total structural coverage being proposed for this lot. <br />Nygard commented he would like to see the hardcover within the 0-75* setback minimized <br />as much as possible. <br />Hawn noted this lot is relatively flat and would not require a stainway down to the take. <br />Hawn noted for the record that a letter of support has been received by the City from <br />David Williams, 1400 Rest Point Road; Clarisse Johnson, 1398 Rest Point Road; and <br />Pat Walsh, 1390 Rest Point Road. <br />Mr. Cavender stated the City will receive a benefit by having the new residence being <br />located out of the City's right-of-way. <br />Mrs. Cavender stated their purchase agreement is contingent upon approval of their <br />application. <br />Smith inquired whether the Applicants would be able to downsize the structure. <br />Mrs. Cavender commented if they are required to redesign their plan, it would require a <br />signiFicant amount of work. Cavender noted the proposed garage for the residence is not <br />oversized. <br />Hawn inquired whether the house could be located closer to the road. <br />Mrs. Cavender stated they will not be able to meet the setback requirements. Cavender <br />indicated there are utility poles and a lift station located in the front yard, which necessitates <br />the house being located a little further back. <br />Page 28
