facility on the property, with the condition that a full CUP application for the Camp <br />use be submitted prior to issuance of a Certificate of Occupancy. <br />4.No CUP has ever been issued for Camp Teko. Tire use has been “grandfathered ” as <br />the property has been in use as a camp since before adoption of the zoning ordinance. <br />Before Camp Teko the property had been used as a Boy Scout camp. A CUP had <br />been applied for in 1989 to permit an expansion to the main building for Camp Teko. <br />The item had been reviewed by the Planning Commission, but before Council review <br />the applicant h:^. withdrawTi the application. <br />5.The Municipal Code requires accessory buildings, for the proposed use, to meet a <br />minim um setback of 50' to property lines. The proposed location of the building <br />meets all required setbacks for new accessory structures on the property. <br />6.The City Council finds that granting a conditional use permit to permit construction <br />of a toilet/shower facility will not be detrimental to the health, safety or general <br />welfare of the public, will not adversely affect light, air nor pose a fire hazard or <br />other danger to neighboring properties, nor will its use depreciate surrounding <br />property values and that the proposed level of use of the property will be in keeping <br />with the intent and objectives of the Zoning Code and Comprehensive Plan of the <br />City. <br />7.The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by staff and comments of the <br />applicant and the affect of the proposed use on the health, safety, and welfare of the <br />community. <br />CONCLUSIONS, ORDER AND CONDITIONS <br />Based upon one or more of the above findings, the Orono City Council hereby grants <br />a conditional use permit per Municipal Zoning Code Section 10.24, Subdivision 3 (A), subject to <br />the following conditions: <br />Page 2 of 5
