The lot is <br />served by sanitary sewer. <br />The proposed residence and detached garage (18' x 20'-360 s.f.) meet all setbacks in the LR-IC zoning <br />district. The proposed residence and detached garage meet structural and hardcover coverage requirements <br />of city ordinances. <br />A condition of the approval motion by the Planning Commission was to submit a suitable grading plan prior <br />to City Council approval. A revised grading plan has been submitted and reviewed by the City engineer, <br />his comments are attached. (Exhibit D). <br />1.Section 10.25, Subd. 6(B): Lot Area: The lot is 16,941 s.f. where 21,780 s.f. is the minimum lot area for <br />the LR-IC zoning district. Lots of one acre or less serviced with public sanitary sewer and platted prior to <br />the adoption of the zoning chapter are only required to meet 80% of the lot area requirement (17,424 s.f.). <br />2.Section 10.25, Subd. 6(B): Lot Width: The lot is 52'wide where 100'is the minimum lot area for the LR- <br />IC zoning district. Lots of one acre or less serviced with public sanitary sewer and platted prior to the <br />adoption of the zoning chapter are only required to meet 80% of the lot width requirement (80'). <br />PLANNLNG COMNUSSION: <br />The Planning Commission recommended by a 5 to 0 vote to: <br />Approve the application as presented with condition that grading plan be submitted and approved by City' <br />Engineer prior to going to City Council. <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed resolution.
