r <br />‘x <br />2. <br />3. <br />i ) » <br />4. <br />5. <br />The property is located in the LR-IB, Single Family Lakeshore Residential <br />District requiring a minimum lot size of 43,560 s.f. The prpperty is 9,500 <br />s.f. in area. <br />The Planning Commission reviewed the request and recommended approval by <br />a vot'* of 7 to 0 to approve variances subject to the total structural coverage <br />not exceed 1,881 s.f. based on the following findings of fact <br />A.The property currently contains a house and detached garage that <br />exceed the 25% hardcover limitation and 1,500 s.f. structural coverage <br />limitation. The total hardcover is being reduced by 179 s.f. by <br />removing a portion of the existing parking area and driveway. The <br />structural improvements would replace existing structure. <br />B.The mud room would encroach 4’ into the setback along the north <br />property line, which encroaches less than the house located 2.4' from <br />the property line. <br />C.The property was developed prior to the adoption of the zoning <br />ordinance and does not meet the one acre minimum lot size and does <br />not have the 140' required lot width at the structure setback from the <br />929.4' lakeshore setback. <br />The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by City staff, comments <br />by the applicant and the effect of the proposed variances on the health, safety <br />and welfare of the community. <br />The Council finds that the conditions existing on this property are peculiar to <br />it and do not apply generally to other property in this zoning district; that <br />granting the requested variances would not adversely affect traffic conditions, <br />light, air nor pose a fire hazard or other danger to neighboring properties, <br />would not merely serve as a convenience to the applicant, but is necessary to <br />Page 2 of 6
