The location of the residence is 700' from the street toward the rear of the 7+ <br />acre property, making it impossible to place an accessory structure within the <br />front 7 acres without a variance. <br />B.The accessory building will be located more than 110' from the side lot line <br />and 160' from the front lot line, reducing its potential impact on neighboring <br />properties. <br />C.The height of the proposed building will be significantly lower than the <br />height of the existing house and will be screened from the road by existing <br />trees, therefore the visual intrusion of the accessory structure will be minimal. <br />D.The proposed location required significantly less additional driveway <br />construction than conforming locations north of the residence. <br />The City Council finds that the conditions existing on this property' are peculiar to <br />it and do not apply generally to other property in this zoning district; that granting <br />the variance will not adversely affect traffic conditions, light, air, nor pose a fire <br />hazard or other danger to neighboring property; would not merely serve as a <br />convenience to the applicant, but is necessary to alleviate a demonstrable hardship <br />or difficulty; is necessary to preserve a substantial property right of the applicant; <br />and would be in keeping with the spirit and intent of the Zoning Code and <br />Comprehensive Plan of the City. <br />The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by City Staff, comments by <br />the applicant and the effect of the proposed variance on the health, safety and <br />welfare of the community. <br />Page 2 of 5 <br />____i
