The accessory building is proposed to be I Vz story, with the <br />half story being a loft. The accessory building will be used for storage. The lot is approximately 350' wide <br />and 900' deep. (The applicant owns the front lot and is in the process of combining them as one parcel). The <br />residence sits on the rear of the property approximately 700' from the street. <br />The proposed location for the accessory building is already prepared due to a different accessory structure <br />which was located there until 1997. The lot is wooded and the location would not require any trees to be <br />removed. Also, the number of trees on the lot will screen the accessory structure from the street and adjacent <br />properties. <br />The accessory building meets all setback requirements for the RR-1 B zoning district and the square footage <br />of the building meets the size restrictions of the oversize accessory structure ordinance. <br />1. Section 10.03, Subd. 9 (D):Accessory Building Location: No detached garages or other accessory <br />building shall be located nearer the front or street lot line than the principal building on that lot. To permit <br />a 40' X 40' (1,600 s.f.) accessory structure closer to the street lot line than the residence. <br />2. Section 10.03, Subd. 9 (C): Size Restrictions & Conditions for Oversize Accessory Structures: The <br />maximum oversize accessory structure footprint for a lot of 7.29 acres is 2,600 s.f. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 7 to 0 vote to: <br />Approve the application as presented. <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed resolution.
