4.The Planning Commission made the following findings of fact:
A.The location of the residence is 678' from the street toward the rear of the 12-
acre property, making it impossible to place an accessory structure within the
front 7 acres without a variance.
B.The proposed location requires significantly less additional driveway
construction than conforming locations north of the residence.
C.The height of the proposed building will be significantly lower than the
height of the existing house and will be screened from the road by proposed
vegetation, therefore the visual intrusion of accessory structure will be
minimized.
m:
.if
5.
6.
D.The proposed structure will be located more than 40' from the side lot line,
and approximately 200' from the front lot line, reducing its potential impact
on neighboring properties. Further the proposed location is more than 200’
from the nearest existing or potential neighboring residence, reducing its
visual impact.
The City Council finds that the conditions existing on this property are peculiar to
it and do not apply generally to other property in this zoning district; that granting
the variance will not adversely affect traific conditions, light, air, nor pose a fire
hazard or other danger to neighboring property; would not merely serve as a
convenience to the applicants, but is necessary to alleviate a demonstrable hardship
or difficulty; is necessary to preserve a substantial property right of the applicants;
and would be in keeping with the spirit and intent of the Zoning Code and
Comprehensive Plan of the City.
The City Council has considered this application including the findings and
recommendations of the Planning Commission, reports by City Staff, comments by
the applicants and the effect of the proposed variance on the health, safety and
welfare of the community.
I
it:Page 2 of 5
