The accessory building will be used for storage. The <br />lot is approximately 460' wide and 1,170' deep. The residence sits approximately 678' from the street <br />on the rear of the property. The accessory building will be approximately 40' from the side lot line. <br />Note that the location of the building 40' from the side lot line precludes its future use as a horse <br />bam. <br />The applicant is planning to landscape the area by the accessory building and berm along the street. <br />This will aid in screening the building from the street and adjacent properties. The adjacent <br />properties on Crystal Creek are a very long distance from the proposed site. (See Exhibit E), <br />The accessory building meets all setback requirements for the RR-IB zoning district, and the square <br />footage of the building is within the 1000 s.f. maximum for standard accessory structures. <br />1.Section 10.03, Subd. 9 (D):Accessory Building Location: No detached garages or other <br />accessory building shall be located nearer the front or street lot line than the principal building on <br />that lot. To permit a 24' x 36' (864 s.f.) accessory structure closer to the street lot line than the <br />residence. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 7 to 0 vote to: <br />Approve the application as presented. <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed resolution.
