<br />Weinberger indicat ed Lots 2 and 3, located at the end of the cul-de-sac, do not have the required
<br />lot width for ne,v lots in this zoning district and ,vould require variances for lot width. Lot 5 does not
<br />have the required frontage a ong the proposed road and ,vould require a variance as the
<br />"·idth of the lot is narro\ver adJacent to Outlot A than Garden Lane. Garden Lane \-..·ould only be
<br />developed to the intersection th Outlot A and ,\·ould become a public r d.
<br />Weinberger stated Lot 1 is proposed at 1.03 acres, but does not account for land area dedicated
<br />for the NURP pond, v.·ith the City not crediting builclable area for land that i I be used as a
<br />drainagewa y or for storage of stornl\vater. Weinberger noted a ariance ,-.·ould be required for
<br />lot area.
<br />Weinberger stated Lots 2 and 3 \\'Ould require lot \\idth varianc es since they are less than the
<br />140 feet requir d width at the rear of the front yard setback. Both lots are considered to be
<br />through lots since hey, ould have access to the ne" ro and are adjacent to Wil dhurt Trail.
<br />Weinberger stated Lot 4 ,vould b a conforming lot and does have a buildable area that ,vout be
<br />suitable for residential construct" on. Lo 5 \vould have app.roximatelv 90 feet of frontage along
<br />the front propert) line,, ith no direct ace ss be in available from Garden Lane.
<br />\Veinberger stated Lot 6 cont"ins a major ravine, ,,·hich is sho\vn on the preliminary drawings
<br />as a drainag� easement. City Code requires properties served by municipal sanitary se� er, the
<br />minimum lot area may be d'vided b> Flood Fringe lands provided at least on half acre of land not
<br />\ ithin the protected area is included 1n one contiguous parce · and both municipal se\ver and legal
<br />access is available to that building sit \Vithout encroachment on the protected area.. According
<br />to the proposed p1an, the dri e,vay access ,vould impact the southern edg of the ravine. Weinberger
<br />noted th City En · neer is revie\ving this driv e\,·ay location for Lo 6, \'.it h on-site grading and
<br />drair,age plans needing to be ""ubm1tted to the rvtCWD for revie\v. Weinberger stated access to
<br />Lot 6 ·s not possible \\'ithout impacting the ravine.
