h M <br />Request for Council Action continued <br />Pages <br />September 7,2000 <br />tf?SQ6 Brenshell Homes__________ <br />B.To approve the previous site plan without staff recommended revisions subject to the following <br />conditions and direct staff to draft the appropriate resolution; <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />Lot Width variances be approved for Lots 2 and 3. <br />Drainage and utility easements be dedicated on the final plat 10' along exterior property <br />lines and 5' along interior property lines, stormwater detention ponds located on lots 1 and <br />5. <br />Drainage easements shall be dedicated for the lower ravine located on Lot 2 and a <br />conservation and flowage easement shall be dedicated over the south portion of Lot 2 to <br />ensure the higher elevations of the ravine are also protected. <br />A conservation easement be placed over Outlet A to protect the ravine from any land <br />alteration and vegetation removal. <br />Utility installation shall require directional bored lines under Wildhurst Trail and between <br />Lots 2 and 3. <br />Subdivider shall satisfy all concerns and requirements noted in the letter dated August 15, <br />2000 by Tom Kellogg, City Engineer. <br />C.Table the application and provide direction to the applicant based on the comments noted above in <br />alternatives A and B. <br />Staff Recommendation: <br />Staff recommends alternative A. <br />Planning Commission Recommenda ion: <br />The Planning Commission voted 5 to 1 to recommend approval of the Preliminary Plat. However, it was the <br />position of the Planning Commission that drainage and erosion control be reviewed carefully to ensure that <br />surrounding properties are protected and the natural features within the development are protected.
