Septic Rev iew <br />The City Council adopted a new Septic Code recently that does permit slopes of up to 12% for <br />mound systems. Previously, sites could only have a 6% slope. The lots have both demonstrated two <br />sites on each lot that would permit the land to subdivide with the new standards. The designs have <br />been approved by Chris Pence, On-Site Systems Manager. <br />Easements <br />1. <br />2. <br />3. <br />Standard drainage and utility easements shall be dedicated on the final plat 10’ along exterior <br />property lines and 5' along interior property lines. <br />An easement and maintenance agreement shall be recorded with the final plat for the shared <br />driveway access. The easement shall describe the area required to accommodate both lots. <br />A certified list of all easements recorded on the property shall be submitted prior to final plat <br />application. <br />Park Dedication Fee <br />Staff recommends the property owner pay a Park Dedication fee for one new lot rather than offer <br />land for a park dedication. Before Preliminary Plat approval the City Assessor will calculate the <br />market value of the property. The Park Dedication fee is equivalent to 8% of the value of the lot, <br />with a minimum fee of $2,900 and a maximum fee of $4,900. The Park Commission will review <br />the preliminary plat application on August 7,2000, prior to City Council review'. <br />Staff Recommendation <br />Both lots meet the requirements for subdivision and have demonstrated suitable septic sites.
