The existing lot was platted as part of the <br />Underhill Farms Addition in 1976. A pond is located on proposed Lot 2. A Flowage and <br />Conservation Easement was granted at the time the Underhill Farms Addition was recorded. <br />Both lots meet or exceed the standards of the Zoning and Subdivision Codes. Hennepin County has <br />requested additional right-of-way for trail purposes along County Road 6. The right-of-way <br />requested would be 50' from the center line of the road. This would require about 1 O' of additional <br />right-of-way for future trail purposes. The first 40' had been previously acquired by Hennepin <br />County. The right-of-way would be dedicated on the final plat. <br />The proposed Comprehensive Plan and Trail Plan has designated this portion of the trail as a futiue <br />connection to the regional system. <br />Future use of existing barn located on proposed Lot 1: <br />The Planning Commicsion recommended an 18 month time period the accessory building could be <br />left on Lot 1 without a building permit. The property owner has stated they do not intend to sell the <br />lot for development for an extended time period beyond the 18 months as suggested by the Planning <br />Commission. Property owners have stated the building is in very good repair and would like to keep
