TT <br />A portion of the proposed house encroaches 12‘ into the defined average lakeshore setback, <br />2.Section 10.24, Subdivision 5 (B) <br />Required lot width 140’ <br />Lot width 85* <br />Required lot size 1 acre <br />Lot size 0.68 acre <br />Issues <br />I.Conformity to Zoning Code and Comprehensive Plan <br />The site plan indicates the proposed setbacks 10' to the side property lines and would be located <br />more than 75' from the lakeshore. The existing deck is within the 75' lakeshore setback. The entire <br />house would be located approximately 100’ from the lakeshore, which meets the intent of the <br />Comprehensive Plan for new structures. <br />The primary concern is the 12' encroachment into the average lakeshore setback that has been <br />established by the adjacent structures. The site line issue is with the adjacent property to the north. <br />A small portion of the proposed house is within the setback. However the proposed house would <br />be located 20' further back on the lot than the existing structure. The proposed visual impact would <br />be minimal. <br />A detached garage has been located near Tonkawa Road for many years. The building is located 8.5* <br />from the front property line, where 10' is required. The applicants have stated they would not <br />remove the building. <br />II.Decks/Patios <br />The proposed plan does not indicate any proposed decks or patios on the lakeside of the house. The <br />hardcover that is proposed within the 75-250' setback does not allow for any additional hardcover <br />in the future as it is proposed at 24.99% where a ma.ximum 25% is permitted. It would not be in <br />keeping with the intent of the Comprehensive Plan or Zoning Code to permit additional hardcover <br />on the lot in the 75-250' setback. The only way to accommodate decks or patios within the hardcover <br />limits will be to reduce hardcover elsewhere. This is potential issue as the elevation view shows a <br />second level patio door with no deck. <br />III.Shared Driveway <br />The lot has a driveway that connects with the lot to the north. Both lots also have individual access <br />to Tonkawa Road. The shared portion of the driveway would be remov ed from the subject lot to <br />reduce hardcover and close the shared portion of the driveway.
