To approve the average lakeshore setback <br />variance to permit a 12' encroachment into the average lakeshore setback based on the following <br />findings: <br />•Construction of the house in the proposed location places the house 100’ from the lakeshore. <br />•The proposed location of the house best utilizes the topography of the lot. Using the flat area <br />of the property would permit a house to constructed without requiring additional grading <br />beyond what would normally be permitted with new home construction. <br />•Impacts to the lakeshore views for the property to the north would be minimal. The existing <br />house is located 20' closer to the lakeshore than the proposed new house. <br />COUNCIL ACTION REQUESTED <br />Motion to adopt or amend the attached resolution.
