The lot is located in the LR-IB zoning district requiring a minimum <br />lot size of one acre and a lot width at the lakeshore and structure setback of 140'. They are <br />requesting variances to permit new construction on an undersized lot (.68 acre) having a lot width <br />of 85'. <br />A second variance is requested to permit a 12' encroachment into the average lakeshore setback for <br />a portion of the new residence. The residence would be approximately 100' from the 929.4' OHWL <br />of Lake Minnetonka. <br />Planning Commission Recommendation: <br />The Planning Commission voted 5 to 0 to recommend approval of the application to grant a variance <br />to lot area and lot width and granting of a veiriance to the average lakeshore setback setback to permit <br />a 12' encroachment into the average lakeshore setback to allow construction of a new residence on <br />the property, with the understanding that there will be no hardcover allowed over the 25 percent <br />limit, and subject to approval of the grading plan.
