The easement shall describe the area required to accommodate both lots. <br />Park Dedication Fee <br />Staff recommends the property owner pay a Park Dedication fee for one new lot rather than offer <br />land for a park dedication. Before Preliminary Plat approval the City Assessor will calculate the <br />market value of the property. The Park Dedication fee is equivalent to 8% of the value of the lot, <br />with a minimum fee of $2,900 and a maximum fee of $4,900. <br />Staff Recommendation <br />Staff recommends approval of the preliminary plans and to proceed to the July 10,2000 City Council <br />meeting for preliminary approval subject to a grading plan being submitted for the drainageway and <br />driveway areas and Hennepin County approving the driveway location for two lots.
