VOTE: Ayes 6, Nays 0. <br />Weinberger noted that typically the Planning Commission has required any hardcover in the 0-75 <br />fool setback be applied to the other setbacks. Weinberger inquired whether the approval would be <br />subject to the condition that there would be no further hardcover allowed on this property. <br />Weinberger noted the Applicants are not at the 35 percent maximum amount in the 250-500 foot <br />setback. <br />Smith indicated that a restnction on further hardcover would be a condition of approval. <br />Nygard stated the Applicant will not be allowed any additional hardcover on his property. <br />(#8) #2582 FRANCIS AND SUSAN ANN KOUBSKY, 4784 NORTH SHORE DRIVE - VARIANCES, <br />iO p.m. - 8:48 p.m. <br />Franci^'-qnd Susan Koubsky, Applicants, were present. <br />Bottenberg sls^ the Applicants are proposing to remove the existing access at North Shore Drive <br />and construct a gar^ge/room addition and deck at the northeast comer of the existing residence. <br />The deck will replace an ^xj^ing one that will be removed. Access to the property will now be via <br />Park Avenue (addressed as Tohl^view Lane) along the north lot line due to the steep topography at <br />North Shore Drive which makes acce^b^ring the winter months a hazard for both the Applicants <br />and the motorists who drive on North Shore <br />City Staff is recommending the Applicants change^hqir address to Tonkaview Lane with the <br />relocation of the access to the property. <br />Bottenberg noted the garage/room addition meets all required setbacks except for the street <br />setback at the north lot line, which will require a variance to permit a frbql setback of ten feet where <br />35 feet is required. <br />Bottenberg noted the structural coverage and hardcover on the lot is increasing bubiq^still below the <br />atlowabie limits. <br />City Staff is recommending approval of the variance for front yard setback and the relocation ol <br />Page 22 <br />#D rr.vi. lit '<
