A <br />A RESOLUTION APPROVING THE <br />PLAT OF WILLOW VIEW <br />FILE NO. 2577 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />regulations for the orderly, economic and safe development of land within the City; and <br />WHEREAS, the City Council has considered the application for a subdivision of a <br />3 lot plat by the Render Development, Inc. (hereinafter "the subdivider"); and <br />WHEREAS, the subdivision has been found to meet the density requirements of the <br />LR-IC zoning district; and <br />WHEREAS, the subdivider has completed or will complete all requirements of the <br />platting regulations of the City prior to release of plat for recording, including; <br />1. Completion of requirements of Resolution No. 4377, the resolution granting <br />preliminary approval of the subdivision. <br />2. Dedication on the plat of standard perimeter drainage and utility easements. <br />3. Vacation of all drainage and utility easements on the plat of Tonkawa Shores. <br />4. Rededication to the C ity of a Flowage and Conservation Easement over those portions <br />of wetlands and conservation outlots as depicted on the plat.. <br />5. Dedication to the City and to the owners of lots in Willow View drainage and utility <br />easements over all detention areas and drainageways within the plat providing for <br />limitations on the use of these areas and shown on the plat as drainage and utility <br />easements. <br />6. Reexecution of a Subdivider's Agreement providing for the installation of <br />improvements required as a condition of subdivision approval, including roads. <br />Page 1 of 4
