#2563 - Sketch Plan Comments <br />March 17,2000 <br />Page 4 <br />b."Class II Subdivision" - A Class II Subdivision shall be a plat and may qualify for a <br />limited review procedure established in this Chapter if it meets all of the following <br />criteria; <br />1 • The subdhision results in no more than two buildable lots, one or both of <br />which are less than 5 acres (217,800 square feel) of land qt one or both of which <br />have less than 300 feet of frontage on a public road roadway which has been <br />accepted and opened by the Cit>’ or on a private roadway open to travel or <br />vehicular use pursuant to an easement between persons or betwen persons and the <br />City; and <br />2.The subdivision does involve the vacation or dedication of public roadways or <br />extension of municipal utilities; and <br />3.The subdivision does not involve any flexible zoning application; and <br />4.The subdivision may include the creation of outlets and easements for access, <br />open space, flowage. conservation, etc. in addition to the two buildable lots. <br />c."Class III Subdivision" - A Class II subdivision shall be a plat which includes, but is <br />not limited to, a subdivision which meets one or more of the following criteria: <br />1.The subdivision results in three or more buildable lots; or <br />2.The subdivision involves a flexible zoning application; or <br />3.The subdivision involves the vacation or dedication of a public roadway; or <br />4.The subdivision involves the extension of municipal utilities. <br />"Flexible Zoning" per Section 11.03, Def. 17, "includes but is not limited to: all special or <br />conditional use permits, variances, plarmed unit development and rezoning.
