MN 55.^23 <br />Re: Wiilfred Properties;Snyders Site <br />PilcNsr 1.^9GEN-2567 <br />Dear Mike; <br />We have completed a preliminary review of the grading' and utility plan.s (Dated 3/13/00) for the pToposed <br />Snyders site in Navarre. The site is located on the cast side of ShaUywood Road (CSAH 19) and nonli of <br />N.ivarre Lane and Shoreline Drive (CS.A.1I 15). We have not completed a final review because ttf two <br />engineering issue.s that will determine whether the plan is constructable on this site. Tlie items are as follow: <br />• Ponding: The pond design is very tight. To accommodate the flows from the contributing <br />drainage area do pond must be con.structed exactly as shown on the grailing plan anil no smaller. <br />We recommend that the pond volumes be verified after construction. <br />• Retaining Walls: This appettrs to be the more concerning of the two items The w-all bordering <br />the pond exceeds 20-feei in height in some locations. A retaining wall of this magnitude requires <br />a detailed design and soils analysis which we have not received at the lime of this writing. Phil <br />Caswell, from our structural group, perl'ormed a preliminary review of the retaining wall part of <br />the submittal. Wc have attached his comments for your review. <br />Our primary concern is tliat if the final design of the walls requires more room to construct than is currently <br />shown on the grading plan, then either the pond becomes .sin.aller or the parking lot and/or building are reduced <br />»r 'i/c As previously stated, the pond cannot be made any smaller. The developer may need to m;vke some <br />revisions to the silo plan if the proposed retaining walls need to be revised. <br />Gncc the developer pr-»\*des a buildable grading plan (or documentation that the current plan is) we will <br />complete our final site pl.iii review.
