However, staff believes that it is possible to reach compliance <br />through the removal of additional hardcover. There is an existing boathouse and lakeside patio <br />that is nonconforming to current zoning regulations that are proposed to remain. If removed, <br />the property will be within 5 square feet of compliance (25% hardcover). Additionally, the <br />proposed deck is approximately 288 square feet and the existing patio is 194 square feet. A <br />reduction in the size of the proposed deck could also bring the lot closer to conformance. The LR-1C District requires a minimum lot size of 0.5 acres. <br />The subject property is smaller at 0.39 acres, but still must adhere to the 25% total hardcover <br />limitation. The existing house and improvements on property total 28.4% hardcover. While the <br />proposal reduces hardcover on the site to 27.9%, a variance is required when a property is over <br />the allowed maximum. Additionally, a change in the nature of the hardcover when over the <br />limitation also requires a variance.
