Hennepin County, Minnesota." and; <br />Parcel B <br />Lot 8 and that part of Lot 7 lying east of the West 17 feet of said Lot 7, Block 18, "Saga Hill <br />Revised, Hennepin County, Minnesota." <br />WHEREAS, After due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the City of Orono Zoning and Planning Codes, the Orono Planning <br />Commission held a public hearing on January 19, 2000, at which time all persons desiring to be <br />heard concerning this application were given the opportunity to speak thereon; and <br />WHEREAS, the subdividers have completed requirements of the City for a <br />subdivision to rearrange the property lines between 4345 and 4365 North Shore Drive. <br />WHEREAS, At their regular meeting held on February 28. 2000, the Orono City <br />Council considered the subdivision application of Mark and Arlette Ploen, noting the following <br />findings of fact: <br />1.The property is located within the LR-IB, Single Family Lakeshore Residential <br />District requiring a minimum of 1 acre lot area. The existing lots are as follows: <br />4345 North Shore Drive <br />4365 North Shore Drive <br />0.42 acre <br />1.66 acre <br />2.The subdividers have proposed a lot line rearrangement creating two lots meeting <br />the minimum requirements for lot area <br />4345 North Shore Drive <br />4365 North Shore Drive <br />1.03 acre <br />1.03 acre <br />3.The proposed tots require variances for lot width because they are less than the <br />140' standard in the zoning district. <br />4.The lots meet the intent of the Comprehensive Plan of the City of Orono by making <br />an existing developed lot conforming to the one acre minimum lot size. <br />5.The request for a lot line rearrangement will not create any new building sites. <br />Page 2 of 6
