Lot Area: (Existing) <br />Lot Area: (Proposed) <br />4345 North Shore Drive <br />4365 North Shore Drive <br />4345 North Shore Drive <br />4365 North Shore Drive <br />72,200 s.f. <br />18,100 s.f. <br />45,150 s.f <br />45,150 s.f <br />PLANNING COMMISSION RECOMMENDATION <br />On a vote of 5 to 0 the Planning Commission recommended approval of the application for a Lot <br />Line Rearrangement to amend the lot line separating the lot lots creating 2 one acre lots on property <br />located at 4345 and 4365 North Shore Drive based on the two proposed lots meet the underlying <br />standard for lots in the LR-IB zoning district and meet the intent of the Comprehensive Plan by <br />making an existing developed lot more conforming. The request will also not create any new <br />building lots. <br />STAFF RECOMMENDATION <br />•Staff is recommending approval of the lot line rearrangement as both lots will meet the one <br />acre minimum lot size for the zoning district and to grant variances to lot width that will <br />allow both lots to be developable, subject to the following conditions: <br />1. <br />2. <br />3. <br />Applicant shall dedicate drainage and utility easement along nev^ property lines and <br />vacate any drainage and utility easements along the old property line. <br />Applicant shall provide to the City any documentation relating to easements on both <br />properties. <br />Variances be granted for lot width on both Lots A and B and both shall be considered <br />RECORD LOTS. <br />4.Applicants comply with all requirements of the attached resolution. <br />COUNCIL ACTION REQUESTED <br />To approve or amend the enclosed resolution.
