A detached garage is currently located on the lot approximately 200 feet up <br />the driveway from the residence and will be removed once the attached garage is constructed. The <br />applicant seeks approval of a hardcover variance to permit hardcover in the 75’-250 ’ setback area, <br />to allow 5,841 s.f. (39.267o), where 5,201 s.f. (34.96%) exists, and 3,719.5 s.f. (25%) is allowed. <br />And approval of an average lakeshore setback variance to allow encroachment of 34' into the <br />average lakeshore setback. <br />The existing residence is 1,007 s.f., the applicants are proposing to increase the footprint area of the <br />residence to 2,666 s.f., which is an increase in footprint of 1,659 s.f. Also proposed is to extend the <br />driveway to add an attached garage to the residence. Staff was concerned about the potential <br />drainage impacts created by increasing the size of the structure. The applicants have completed a <br />drainage analysis on the property and have implemented a drainage system to attempt to alleviate <br />drainage concerns. The drainage system includes piping stormwater around the house and driveway
