Park Dedication
The Park Commission reviewed this application at their January 4, 1999 meeting. The Park
Cominission recommended the City collect one park dedication fee for one new lot.
Lot Area and Size
Lot Requirements
Lot Area
2 Acres
Lot 1 (2.69 Acres)
Lot 2 (2.02 Acres)
Lot Width
200*
172*
233'
Front Yard
50'
50 ’
96'
Side Yard
30'
30'
43'
Rear Yard
50 ’
50 ’
40.4'
Lot 1 would be 172' where 200' is required for lot width. For Preliminary Subdivision approval a
variance should be granted for this lot. The lot is .67 acre larger than Lot 2. The only other
arrangement would be to extend the length of Outlot A 25' which would move the front yard setback
line back far enough to meet the 200’ minimum requirement. Extending the length of the road would
pose a risk to the proposed primary and alternate drainfield sites on Lot 1 .
Easements
The applicant would be required to dedicate drainage and utility easements 10’ along the boundaries
of the property and road outl'Jt 5' along all internal property lines. A wetland appears on
proposed lot 1. The applicant shaii covenant for Type 11 and VI wetlands within Lot 1.
Proposed Highway 12 Development
MnDot will be rerouting Highway 12 along the rail corridor located adjacent to the North side of the
property. The plans include MnDot purchasing the entire property proposed for subdivision. The
plan for the site, once acquired by the State, would be to develop it as a ponding area. The state
would be purchasing all three lots located in the Spruce Acres Subdivision. A map illustrating die
proposed ponding plan is included with this Report as "Exhibit M".
M2450 Glenn Gronberg
32S \orth milow Drive
Preliminary Subdivision
1/25/99
Page 4
i
f
I
f
