The existing fence surrounding the property is chain link and does not provide any visual <br />screening. <br />The areas used for storage of cranes and trucks is only surfaced with grass and gravel. All <br />parking areas are required to be surfaced w ith a hard, all-weather, durable, dust-free material. <br />No screening or landscaping plan is proposed. <br />Above Ground Fuel Tank <br />The Fire Marshal has stated if a private refueling tank is installed the plans shall be submitted to <br />ensure all fire standards are met. The applicants would construct a 1,000 gallon above ground <br />refueling point for their company vehicles. The location of the refueling point is depicted on the site <br />plan attached to this report. <br />Staff Recommendation <br />Staff recommends the outside storage areas meet the minimum setbacks and requirements of the <br />zoning chapter. At a minimum the following standards should be met. <br />A.Since the outside storage area will be used for vehicles and equipment that is moved on an <br />eveiyday basis the areas shall be located within required parking setbacks. Including a <br />minimum 75’ (or mor") from the front property line. <br />B.The parking and outside storage areas shall be located a minimum of 10 ’ from side property <br />lines. <br />C.A screening plan should be provided including fencing and landscaping on site in accordance <br />with zoning requirements. <br />D. <br />0. <br />Parking surfaces shall be paved and striped. <br />A final drainage plan, based on required paving and regrading, shall indicate drainage <br />patterns and stormwater detention areas or drainage areas to properly manage stormwater <br />flowing over and leaving the property. <br />F.The site plan shall indicate ail proposed parking areas, paving limits, parking lot striping, <br />parking areas for crane equipment and company vehicles, and open drive space for access <br />and mobility on-.^ite as well as emergency vehicle access. <br />#01-2711 Western Steel Krection, Inc. <br />2687 Wayma Boulevard <br />9/17/01 <br />Page 3 of 4
