One Family Rural Residential <br />A <br />B <br />C <br />D <br />E <br />F <br />Application <br />Plat Map <br />Site Topography <br />Site Plan <br />Existing Fence Standards <br />Property Owners Notification List <br />Review of Request: On behalf of the property owner, Erotas Building Corporation has submitted <br />an after the fact variance to permit a 6' fence to be located within the 50' street yard setback where <br />fences are permitted to be 3 Vi in height. The fences would be located along Orono Orchard Road <br />and Dickenson Street. Orono Orchard Road is the west boundar}' and Dickenson Street is the south <br />property boundary. <br />Fences have been regulated under the section of ordinance titled "non-encroachments ” (Section <br />10.03. Subdivision 15). Non-Encroachments are items, such as fences, that are allowed to be located <br />within required front, side and rear yard setbacks. In front yards and side street yards fences are <br />permitted to have a ma.ximum height of 3 Vi. <br />Required Variunce.s: Section 10.03. Subdivision 15 to permit a 6' fence to be located within the <br />front and side yard adjacent to the street setbacks where a 3 fence is permitted.____________ <br />Background: The principal residence located on the property has recently undergone e.xtcnsive <br />remodeling and updating. Part of the property improvements include removal of the "old” guest <br />house and to construct a new guest house on the property. In June. 2001 the City approved the <br />conditional use permit for the new guest house. The overall site plan also includes a security gate <br />and enclosing the entire property with a fence.
