This would be the area used for truck <br />delivery The plan provided docs not indicate the location or screening of trash receptacles. On a <br />site visit to the property a trash receptacle was not noted. Planning Commission needs to decide <br />if one b needed, where it should be located and if any Krccning is required. <br />Lighting and Landscaping: <br />A lighting plan has not been completed for the project City Ordinance requires that light sources <br />not be visible at property lines. Staff has not met the applicants on site to review the exuting <br />lighting and possible changes they may make. <br />The property is landscaped and the church plans no substantial modification of the e.xisting <br />landscape. <br />Impacts on Adjacent Properties: <br />To the rear of the property is a residential area with a single family home. The house is immediately <br />adjacent to a parking area. The homeowner does use the abutting area for parking and storage of an <br />ice house. There is vegetation to screen the parking area, however the hedge is a type that will lose <br />its leaves in the winter. An evergreen hedge or one that would have leaf on year round would <br />provide more screening to the property. <br />Options for Action: <br />1. Recommend approval of tlie conditional use permits. Ploruiing Commission should provide <br />direction on each of the issues discussed above and any other issues that are rde\ ant <br />2. Recommend denial, stating reasons. <br />3. Table. <br />4.
