Section 10.03, Subdivision 10: Condilionat Use Permit • Accessor>’ Building: All accessory <br />buildings on through lots located in “R” Districts shall require a conditional use permit. <br />Application Summary: The applicants are proposing to construct an accessory storage building <br />20* 24* (480 s.f.) behind their residence. The applicants are proposing to locale the accessory <br />building approximately 50’ from the side property line as indicated on Exhibit B. <br />A conditional use permit is required because this lot is considered a "through*’ lot. By Zoning Code <br />definition a *Through “ lot is a lot which has a pair of opposite lot lines abutting tw o substantially <br />parallel streets, and which is not a comer lot. On a through lot, both street lines shall be from lines <br />for applying the Zoning Chapter. The lot abuts streets on two sides: Mapleridge Lane and Old Beach <br />Road. <br />Pnmaiy access to the residence is from Old Beach Road. There is on undeveloped access from <br />Mapleridge Lane.
