Ml-2676 <br />9 4 Ancndmenl: Churches u a Coaditkmal Use <br />J. .le 14. 2001 <br />Paft2 <br />in addition to the general performance standards to which all permitted uses in that district ore <br />subject The specific performance standards must be incorporated directly into the Zoning Code <br />entry for the conditional use. <br />B-4 General Standards <br />Within the B-4 District, general D-4 standards are in place that apply to oil D-4 uses, and include: <br />- Minimum lot si/e of 20.000 s.f. <br />- Minimum lot width of 100 feet <br />- Minimum front yard (i.e. green space) of 20' <br />- Minimum rear yard of 30' <br />• Side driveway 12' min. width for access to rear y ard if no alley or side street access <br />• Building setbacks; 35 ’ front. 35' rear. 15' side. 35 ’ side street, 35' from any lot line abutting <br />an *R* District <br />• Fence or compact evergreen hedge at least 6’ high and at least 50®/p opaque required along <br />side or rear lot lines that abut an ‘R* District (but not required in front yard) <br />- Maximum building height 2-1/2 stories or 30 feet except as provided in SectionlO.75 <br />• Exterior wall finishes to be a) face brick, or b) natural stone, or c) specially designed precast <br />units if the surfaces have been integrally treated with an applied decorative material or <br />lexture. or d) factory fabricated and finished metal framed panel construction, if the panel <br />materials are any of those in a), b) or c); other materials as approved by Council. <br />- All subsequent additions and outbuildings must be architecturally comparable with the <br />original architecture <br />- No temporary buildings allowed except as needed during construction of permanent <br />buildings <br />Drainage Plans must be in accordance with City and other agency requirements <br />Certain general standards that apply to all zoning districts and to certain classes of lots will have an <br />impact in the B-4 district, such as hardcover in the Shorcland zones, or 15% lot coverage for all lots <br />less than 2.0 acres in area. For most of the undeveloped B-4 sites along the southwest side of <br />Shady wood Road, only the back half of the lots arc in the Shorcland district, and subject to a 35% <br />hardcover limit; the front half of these lots has no limit under current code. In Minnetonka, <br />hordsurface for churches is limited to 70**/a of the site. <br />Specific Church Impacts <br />\kliat potential impacts of churches in B-4 may require special conditions? The conditional use <br />listing for churches in Residential ‘R’ Districts includes merely a definition (that church use includes <br />"those related structures located on the some site which ore on integral port of the church proper. <br />; ? <br />U
