Minutes are attached The request is a variance to the requirement that an accessory <br />building (ice house) can not remain on the property absent a principal building. 'ITie building was <br />legal non-conforming because it is liKated within 75* of the lakeshore. however the principal <br />building was removed to allow construction of a new house. The property owners were issued a <br />building permit with the understanding they would agree to uphold the decision by the City regarding <br />the future use of the ice house. A Temporarv ’ Certificate of Occupancy for the new house was <br />approved on April 19,2001. A condition of approval was the ice house must be removed or get City <br />approval, by variance, to remain on the property within 90 days or a final Certificate of Occupancy <br />could not be issued and the house not occupied. <br />The total hardcover permitted on tlie property is 25®/* of the land area in the 75-250' setback. The <br />City's hardcover policy reduces the amount of hardcover that is pemiitted in the 75-250' setback by <br />the amount of existing hardcover in the 75* lakeshore setback. A variance is required to allow the <br />ice house to remain on the property and to create minimal functional driveway apron and front <br />sidewalk as noted below. <br />Driveway Apron Layout <br />In order to reduce hardcover in the 75-250’ to 25®/i, applicants have proposed a dri\ eway apron that <br />only provides access to two garage doors and would not provide access for a future third.
