Staff Recommendation: <br />StafTcan recommend conceptual approval of the plan subject to each lot must meet the minimum <br />standards for lot area, most noUtbly proposed Lot 6, and subject to the following conditions: <br />1. <br />2. <br />7. <br />8. <br />The proposed lot layout would not change significantly from the layout dated 2/13/01. <br />The ponding, grading, and drainage calculations submitted shall be conceptually approved <br />by the City Engineer prior to City Council review. <br />Standard Drainage and Utility Easements shall be dedicated on the final plat 5' along interior <br />property lines and 10* along exterior property lines. <br />Wetland and stormwater management areas shall be dedicated on the final plat as “drainage <br />easements ”. <br />A homeowners association shall be created for the maintenance of the private road located <br />within Outlot A. <br />The road shall be constructed to Uie standards as established in Section 11.33 of the <br />Subdivision Ordinance.
